What is a Foreign National Loan?

A Foreign National is defined as “an individual who is a citizen of any country other than the United States”. Borrower Can Close
in United States or sign closing documents in their country at the US Embassy.

Different Types of Foreign National Loans

Advantage (AAA): Requires income verification – Salary/Wage Earner & Self Employment are eligible, Maximum DTI (Debt To Income) 49%, Maximum LTV (Loan To Value) 70% for loans up to $1.5MM and 60% for loans up to $2.5MM
Advantage Investor (AIA): No Income verification – DSCR (Debt Services Coverage Ratio) ≥ 1, Maximum LTV 70% for loans up to $1.5MM and 65% for loans up to $2.5MM – 3, 6 or 12 months PITI Reserve required based on loan amount
Advantage Investor Plus (AIP): No Income verification – No DSCR, Maximum LTV 65% for loan up to $1.5MM – 9, 12 or 18 months PITI Reserve required based on loan amount

Foreign National Requirements

Active and Unexpired Visa, I-94 required if borrower is already in the United States
Foreign Nationals allowed to legally travel to the United States without Visa are eligible (e.g., countries participating in the
Visa Waiver Program, Canadian citizens)
Must have U.S address (could be friend or family address) when applying for loans
Foreign Assets (down payment, closing costs, reserves) must be transferred to U.S. institutional account prior to ordering loan documents.
2nd home and Investment Properties (Primary House not Eligible)
No credit report required
Max number of financed properties is the lesser of 3 loans or $2,500,000
Must establish an escrow account for property taxes and insurance
